JOB DESCRIPTION SUMMARY The Acquisitions Analyst/Associate will support the evaluation, underwriting, and execution of multifamily real estate acquisition opportunities in a newly created platform at NRP. This role will analyze potential investments, conduct market research, build financial models, and assess the feasibility of new multifamily communities and existing assets. Working closely with Acquisitions, Development, Construction, Property Management, Asset Management, and Capital Markets, the analyst/associate will help identify attractive opportunities, evaluate project risks, and provide data-driven recommendations that support the company’s growth strategy. The ideal candidate is analytical, detail-oriented, commercially minded, and interested in building a career in multifamily real estate investment and development. The Acquisitions Analyst/Associate will be the platform's first dedicated investment hire. The role sits at the center of deal flow: screening opportunities, building institutional-quality underwriting, and carrying deals from first look through investment committee and closing. This is a chance to help build a platform from day one and to work directly with senior leadership, brokers and capital partners. ESSENTIAL FUNCTIONS Underwriting & Market Analysis: Build and maintain institutional quality financial models for prospective multifamily acquisitions and ground-up development opportunities, including project cash flows, development budgets, operating assumptions, financing, and exit valuations. Review offering memorandums, rent rolls, T-12s and broker packages for stabilized, value-add and recapitalization opportunities. Screen deals quickly against NRP's investment criteria and target submarkets and gives clear go/no-go recommendations. Evaluate project feasibility and investment returns using internal rate of return (IRR), equity multiple, net present value, capitalization rates, net operating income, and discounted cash flow analysis. Prepare sources and uses and perform sensitivity and scenario analyses to assess the effects of rents, construction costs, interest rates, lease-up timing, operating performance, and market conditions. Research demographics, employment, rental demand, supply pipelines, comparable rents and sales, concessions, occupancy, capitalization rates, and competitive positioning; evaluate submarkets and potential development sites against company investment criteria. Due Diligence & Transaction Execution Support the evaluation of existing multifamily assets, development sites, and related business plans. Keep the deal pipeline and tracking reports current, including bid and pricing history and comparable trades. Review property financials, title and survey materials, zoning information, environmental reports, construction budgets, project schedules, and other due diligence documents; track milestones, key assumptions, and outstanding items. Coordinate with internal stakeholders, brokers, consultants, lenders, partners, and other third-party professionals to gather and validate transaction information and prepare investment committee presentations, acquisition memoranda, and financial summaries. Collaborate with Development and Construction on costs, schedules, and feasibility; with Property and Asset Management on rents, expenses, stabilization, and long-term performance; and with Capital Markets and Finance on debt, equity, and potential capital sources. Prepare ad hoc financial analyses, market studies, and reports for senior leadership, and maintain accurate models, market data, and investment analyses for internal reporting. Identify opportunities to improve underwriting processes, analytical tools, and investment reporting, and perform other duties as assigned. SKILLS & ABILITIES Education: Bachelor’s degree in Finance, Economics, Real Estate, Accounting, or a related field required. Experience: Typically 2–5 years of experience in real estate acquisitions, development, investment analysis, financial modeling, investment banking, capital markets, or a related analytical role preferred. Multifamily, commercial real estate underwriting, or development experience is highly desirable. Technical Skills: Strong proficiency in Microsoft Excel, including cash flow modeling and sensitivity analysis, and proficiency in Microsoft PowerPoint. Understanding of IRR, equity multiple, capitalization rates, NOI, and discounted cash flow analysis required. Familiarity with CoStar, Yardi, other underwriting software, market research platforms, or financial databases is preferred but not required. Knowledge, Skills & Abilities: Strong analytical, quantitative, problem-solving, organizational, and time-management skills. High attention to detail and commitment to accuracy. Ability to interpret financial information, communicate complex findings clearly, manage multiple projects and deadlines, collaborate across departments, and translate analysis into actionable insights. Intellectual curiosity, sound business judgment, and the ability to work independently while seeking guidance when appropriate. WHAT SUCCESS LOOKS LIKE Accurate, well-supported underwriting models and timely analysis of prospective acquisitions and development opportunities. Clear identification of investment risks, opportunities, and key financial sensitivities. Reliable market research and competitive analysis that strengthen investment recommendations. High-quality analyses and presentations delivered consistently to support the company’s investment strategy. Effective collaboration across the acquisition and development lifecycle. Work Environment: This is a hybrid role based out of Washington, DC with flexibility to work remotely. Candidates must be willing to commute into the office at least 4 days per week.
