The position is full-time (Tuesday - Saturday, from 8:00am to 5:00pm) with competitive pay and excellent benefits. Maintenance / Porter Duties – Onsite Property General Grounds & Common Areas Perform daily inspections of the property to identify maintenance and safety issues Keep all common areas clean and free of debris (walkways, courtyards, entryways) Empty trash bins throughout the property and replace liners Pick up litter and maintain cleanliness of parking lots and landscaped areas Maintain cleanliness of dumpsters and surrounding enclosures Power wash sidewalks, breezeways, and building exteriors as needed Building & Property Maintenance Conduct routine inspections of buildings, lighting, and amenities Replace light bulbs and maintain lighting fixtures in common areas Report maintenance needs or hazards to the supervisor or property manager Perform minor repairs (door adjustments, hardware tightening, caulking) Assist vendors and contractors on property as needed Monitor and maintain community signage and bulletin boards Amenity Upkeep Clean and maintain clubhouse, fitness center, business center, and restrooms Monitor pool area for cleanliness and safety (furniture arrangement, trash removal) Wipe down equipment, sweep floors, and sanitize high-touch surfaces Ensure pool gates and amenity doors are secured after use Restock restroom and amenity supplies as needed Janitorial Responsibilities Sweep, mop, vacuum, and maintain clean floors in common areas Clean windows, glass doors, and entryways Dust surfaces, fixtures, and community décor Perform spot cleaning as necessary throughout the day Safety & Compliance Identify and report hazardous conditions immediately Post safety signs (wet floor/caution) when applicable Inspect fire extinguishers and emergency lighting (visual checks only) Follow OSHA safety guidelines and company policies Maintain secure storage of tools and chemicals Resident & Team Support Greet residents and guests in a professional and courteous manner Respond to maintenance-related requests on property when assigned Support maintenance team with work orders and emergencies Communicate issues promptly to management for follow-up Inventory & Equipment Maintain organization of maintenance shop and equipment storage Track inventory of cleaning and maintenance supplies Request supply replenishment as needed Properly maintain tools and property-assigned equipment Salary Description $20.00 to $22.00
