Part - Time Position Overview: We are seeking a skilled and reliable Property Management Maintenance Technician to join our team. In this role, you will be responsible for performing routine and emergency maintenance tasks, ensuring that our properties remain in excellent condition. The ideal candidate will have a strong background in general maintenance, a customer-focused attitude, and the ability to work independently as well as part of a team. The Maintenance Technician is responsible for promptly responding to all requests for the repair and maintenance of all equipment, grounds, and buildings. This position rotates on-call responsibilities. Key Responsibilities: Routine Maintenance: Perform regular inspections and maintenance of property systems, including HVAC, plumbing, electrical, and mechanical systems. Repairs: Address and resolve maintenance issues reported by tenants or identified during inspections. This includes tasks such as fixing leaks, repairing appliances, and addressing electrical problems. Emergency Response: Respond promptly to emergency maintenance requests, including after-hours calls as needed. Property Upkeep: Ensure that common areas and individual units are clean, safe, and well-maintained. This includes tasks such as painting, drywall repair, and landscaping. Vendor Coordination: Coordinate with external contractors and vendors for specialized repairs or services, ensuring work is completed to satisfaction and in a timely manner. Documentation: Maintain accurate records of maintenance activities, repairs, and inventory of supplies. Compliance: Ensure all maintenance work complies with local building codes, safety regulations, and company policies. Customer Service: Provide excellent service to tenants and respond to their maintenance requests professionally and courteously. Additional Duties • Completes projects as determined by the Maintenance Supervisor • Actively seeks out other tasks when current work is complete • Participates in ongoing education and training • Other duties as assigned Requirements Essential Behavior Requirements - Customer Service: Displays a professional sense of urgency when communicating and interacting with customers, coworkers, and the public in a way that exceeds the customer’s wants and needs. Identifies opportunities to improve and deliver additional value to customer’s experience by presenting creative solutions and innovative ideas. - Communication: Actively listens to customers, coworkers, and the public (viewing the situation from the customer’s perspective) and works together to solve the problem through effective communication. - Problem Solving: Ability to recognize and define problems; analyze relevant information; encourage alternative solutions and plans to resolve situations; seeks additional assistance when needed. - Quality: Work “product or service” is free of errors and exceeds customer expectations Physical Requirements • Possession of valid Driver’s License and driving record acceptable to our insurance company • Ability to pass physical exam, lift test, pre-employment drug test and background check • Complete online safety training and use required safety gear as provided by the Company • Requires walking and standing to a significant degree, reaching, handling, climbing (ladder), kneeling, crouching, stooping, talking, hearing and seeing • Lifting up to 75 lbs. maximum with frequent lifting and/or carrying or transporting of objects or equipment weighing up to 75 lbs. • Inside environmental conditions protected from weather conditions. Potential exposure to paint, solvents, gas, and cleaning chemicals and/ or fumes. Exposure to extremes of noise and vibration and temperature changes: Qualifications: High school diploma or equivalent; vocational training or certifications in maintenance or a related field is a plus. 2+ years of experience in maintenance, with a focus on property management or residential/commercial buildings preferred. Strong knowledge of general maintenance tasks, including HVAC, plumbing, electrical, and mechanical systems. Proficiency in using various tools and equipment related to maintenance and repair. Ability to troubleshoot and resolve maintenance issues efficiently. Excellent problem-solving skills and attention to detail. Strong communication and interpersonal skills. Ability to work independently and manage time effectively. Availability for on-call emergency maintenance as needed.
